The Affordable Housing Compliance Specialist provides support for the affordable housing compliance onsite teams, rpms, onboarding, and other teams within Greystar. Responsibilities include implementation and ongoing preservation of corporate standards for quality assurance, internal controls, reporting, and audit preparation. Protects Owner’s interests by ensuring compliance with federal and state programs, including but not limited to Low Income Housing Tax Credit (LIHTC), Project Based Section 8 Rental Assistance, Public Housing, HOME, HUD etc.


JOB DESCRIPTION

  • Approves any transfers, swaps, employee MI’s or any files within $2,000 of the income limits.
  • Fosters a positive, active, and collaborative relationship with clients, communities, and associated agencies.
  • Enforces and adheres to company policies, rules, and regulations.
  • Assists in the development, implementation and maintenance of Affordable Compliance processes, procedures, and documentation.
  • Conducts internal training and testing (individual and group) with the Greystar L& D team.
  • Attends onboarding calls to be sure team members are aware of the processes and required documents needed during onboarding.
  • Assists with set up affordable PMS systems to be sure property is set up properly and team has all tools needed to manage the affordable program.
  • Monitors and stores all site regulatory agreements and program compliance documents to prevent non-compliance at properties.
  • Develops, oversees, and updates internal reporting controls, including monthly, quarterly, and annual reporting, compliance matrices, and other reporting to assist with ongoing program compliance.
  • Assists with audit coordination, oversight, and response when needed.
  • Attends compliance-related continuing education seminars.
  • Reports and meets with Affordable Compliance Manager weekly on how department is performing and areas for improvements or concerns.
  • Special projects as assigned by Affordable Compliance Manager.
  • Works patiently, professionally, and cooperatively with internal staff and clients to provide high quality customer service.
  • Preserves and respects resident and applicant confidentiality.
  • Other duties as assigned.


Education and Experience:

  • Associate degree or equivalent is recommended and/or at least 5+ years of related experience required including but not limited to affordable housing compliance.
  • Certified Occupancy Specialist, C3P, SCHM and/or similar designations required.

Preferred Requirements:

  • Affordable Housing Compliance, Real Estate Management, Auditing, related field required. 
  • Five years of related experience required.
  • Yardi, Onesite and Entrata property management software experience is a plus.
  • Certification in affordable housing compliance

Qualifications and Skills:

  • Basic math proficiency required.
  • Knowledge of subsidy regulations.
  • Ability to lead and motivate a team.
  • Proficient in Microsoft Office and Excel, Google G Suite, Microsoft 365, Cloud Accessible applications, PMS Systems.
  • Highly motivated and able to work independently.
  • Ability to handle emergency situations and pressure due to complexity and time-sensitivity.
  • Excellent organizational and proofreading skills.
  • Attention to detail.
  • Strong interpersonal skills.
  • Ability to be an active team member within the Company.

Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.

Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.

Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
