Foot Locker is seeking a passionate and talented individual to join the Real Estate Construction Team as Construction Operations Manager. 

This position is responsible for cost management, managing the bid process, project scheduling, vendor coordination and support, and continuous process improvement throughout the construction process. 
Responsibilities

Cost Management:

  • Analyze cost data to forecast results/performance of team’s portfolio/objectives.
  • Payments: Coordinate vendor final invoices, sign-off & review with Project Manager for release of retention; Verify all documentation is provided, including lien releases and certificate of occupancy.
  • Tenant Allowance: Collect all construction related documentation needed, provide to lease administration team for their pursuit of tenant allowance and submittal to Landlord.

 Bid Process:

  • Manage electronic bid process setup.
  • Participate in bid review process with Director and Project Managers
  • Track results, issue award and rejection letters.

 Schedule:

  • Project Schedule Database management
  • Support project planning, preparation and documentation archival.

 Vendor Coordination/Support:

  • Support score carding and reporting efforts
  • Coordinate MSA and new vendor onboarding process including contract reviews
  • Pursue general contractor for necessary project documentation.
  • Collect, log, and review close out packages from General Contractor.

 Process improvement/engineering:

  • Proactively identify problems, shortfalls and propose solutions.
  • Process improvement – continually assess, suggest and implement ideas to positively impact the business.

 General:

  • Lead the construction operations area, supporting development of the team.
  • Assist with communication, alignment, and coordination efforts across stakeholders.
  • Preparing, reviewing, and maintaining project documentation and reports.
  • Support hind sighting efforts with project stakeholders.
  • Providing operational support such as liaising with stakeholders, tracking timelines, etc.
  • Derive insights from data that support and guide optimal project performance.
  • Perform other duties as assigned, including issuance of weekly reports

Qualifications

  • Bachelor’s Degree required and or relevant industry experience  
  • 10+ yrs experience in the construction/development industry.
  • Strong computer skills and experience with industry standard software/platforms.
  • Excellent communication skills
  • Ability to work well in a self-directed environment 
  • Experience with stakeholder and financial management.
  • Strong critical thinking, analytical, and problem-solving skills.


Benefits

The annual base salary range is $85,000 – $100,000.  This range represents the anticipated low and high end of the salary for this position. This role is also eligible to receive short term incentives that align with individual and company performance. Salary will be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. Salary is one component of the Foot Locker, Inc. total compensation package, which includes the below.
